The Question I Get Asked Every Single Week
And the honest answer that most agents will not give you.
It comes up in almost every conversation I have with buyers right now. It does not matter if they are first-timers or if they have bought before. It does not matter if they are looking at a 00,000 townhouse or a 00,000 waterfront home. At some point in the conversation, they lean in and ask me the same thing:
"Should I wait for the market to come down?"
And here is the honest answer — the one I give every single time, even when I know it is not what they are hoping to hear:
I do not know. And neither does anyone else.
"Nobody has a crystal ball. What I do have is ten years of watching this market — and a very strong opinion about waiting."
Here is what I have seen happen, over and over again, in South Florida real estate: the people who wait for the perfect moment almost always miss it. They wait for rates to drop. Rates drop, and prices go up. They wait for prices to come down. Prices stay flat, and inventory disappears. They wait for something to feel certain. Nothing ever feels certain.
And meanwhile, the people who bought — who made a decision based on their life and their finances and their real needs, not on predictions — those people are building equity. They are living in the neighborhood they wanted. They stopped paying rent that goes into someone else's pocket every month.
That is not me telling you to buy right now no matter what. Your finances, your timeline, your family situation — those things matter more than the market. If you are not ready, you are not ready, and I will tell you that too.
But if you ARE ready — if you have the down payment, if you have the income, if you have found a neighborhood that makes sense for your life — then the question is not "should I wait for the market?" The question is: "what am I actually waiting for?"
"The best time to buy is when you are ready. The second best time is before you feel ready."
In Cutler Bay and Palmetto Bay specifically, I have watched demand stay remarkably consistent through multiple rate environments. Buyers keep coming because the lifestyle here — the waterways, the schools, the community feel, the tree canopy — is not something you find everywhere. When inventory tightens, which it does regularly in these zip codes, the buyers who hesitated are the ones left starting over.
So when someone asks me if they should wait, I ask them one question back: what changes in your life if you wait one more year?
Usually, the answer tells us everything we need to know.
If you are trying to figure out if right now is your moment, I would love to have that conversation. No pressure, no pitch — just an honest look at your situation and what the market is actually doing right now in the neighborhoods you care about.
