We are in the heart of July right now — and if you have been thinking about selling your South Florida home this year the next four to six weeks may be the most important window you have left before the market dynamic shifts.


I want to be honest with you about what that means — not to create pressure but because I think you deserve real information about what is happening in the Coral Gables, Palmetto Bay, Cutler Bay, Pinecrest, and South Miami markets right now and what the fall typically brings.

What the summer market looks like right now

Contrary to what most people assume the South Florida summer market has been genuinely active. The buyers who are in the market right now are motivated in a way that fall buyers often are not. More importantly — inventory remains limited across all five communities I serve. What typically happens when fall arrives

Every year in South Florida I watch the same pattern play out. Sellers who waited through summer come to market in September and October — and they discover that several other sellers had the same idea. Inventory increases. Buyers have more choices. The sense of urgency that motivated summer buyers dissipates. And homes that might have sold quickly in July are now competing in a more crowded marketplace.


This does not mean fall is a bad time to sell. It is not. But it is a different market — one with more competition and less buyer urgency — and sellers who go to market expecting summer conditions in October are sometimes disappointed by the results.


The other thing that changes in fall is interest rates and economic uncertainty. Nobody can predict with confidence where rates will be in September or what the broader economic picture will look like. The buyers who are in the market right now have made their peace with current conditions. Future buyers are an unknown variable.

The best time to sell is when motivated buyers are actively searching and competition from other sellers is limited. That describes South Florida right now.
