Let me tell you something that surprises almost every seller I sit down with in June.

Summer is not a bad time to sell your home in South Miami-Dade. For the right property, priced correctly and marketed well, summer can actually be one of the best windows of the entire year. And the sellers who are waiting until fall — convinced that the market will somehow be better in October — are often leaving money on the table right now.


I know that runs counter to what most people assume. So let me explain exactly why I believe it — and why it matters for anyone thinking about selling in Palmetto Bay, Cutler Bay, Coral Gables, Pinecrest, or South Miami right now.

The sellers who wait for the perfect season often miss the perfect buyer.


The myth of the slow South Florida summer, the idea that summer is a dead season for real estate comes from markets in the Northeast and Midwest — places where families genuinely do not want to move in July heat, where school schedules drive everything, and where the market genuinely slows when the weather gets warm.


South Florida is not those markets. Not even close.


Our summers are warm — yes. But our buyers are not seasonal tourists who disappear in June. They are families relocating from other parts of the country who specifically chose South Florida because of the year-round lifestyle. They are professionals transferring for work with start dates in August and September who need to be settled before the school year begins. They are international buyers from Latin America and Europe who view summer as an ideal time to make a move. And they are local move-up buyers who have been watching the market for months and are ready to act.


These buyers do not disappear in June. They become more motivated. They have deadlines. And motivated buyers with deadlines are exactly the kind of buyers you want making offers on your home.The back to school deadline is your secret weapon.Here is the dynamic that most sellers do not fully appreciate — and that I consider one of the strongest arguments for listing in June or July rather than waiting until fall.


Families who want to be settled before the new school year in August have a hard deadline. They cannot wait. They cannot keep looking indefinitely. They need to find a home, go under contract, complete inspections, and close — all before mid-August. That urgency translates directly into stronger offers, fewer contingencies, and faster closings.


I have watched summer buyers waive inspection contingencies, offer above asking price, and agree to flexible closing timelines — all because they were working against a school year deadline and genuinely needed the right home. That kind of motivated buyer does not exist in October. In October buyers are relaxed. They take their time. They negotiate harder.

 

They walk away more easily.A buyer with a deadline is worth more to a seller than a buyer with options.Less competition means more attention for your home.


Here is another reality of the summer market that works strongly in a seller's favor. Many homeowners in South Miami-Dade follow conventional wisdom and take their homes off the market in summer or delay their listing until fall. That means the pool of active listings shrinks — which means your home faces less competition for the attention of those motivated summer buyers.


Think about what that means in practical terms. A buyer who is actively searching for a 3 bedroom home in Palmetto Bay in July may have significantly fewer options to choose from than the same buyer in October when more inventory has come to market. Fewer options for the buyer means more leverage for you as the seller. Basic supply and demand — and it consistently works in favor of sellers who list while others are waiting.


International buyers are active all summer


South Florida has a buyer pool that is genuinely unlike almost any other market in the country — and international buyers are a significant part of that pool. Latin American buyers, European buyers, and buyers from Canada are consistently active in our market throughout the summer months. Many of them specifically time their South Florida home searches to coincide with summer travel to the United States.

The buyers who are in the market right now, motivated and ready to act, may not be there in the same numbers in three months.


The sellers I have worked with who have gotten the best outcomes are almost always the ones who made a decision, prepared their home well, priced it accurately, and went to market with a clear strategy — regardless of the season.

The best time to sell is when you are ready — not when the calendar says you should be.
