The honest lessons nobody told me · Sandra Alonso · Brown Harris Stevens

10 years ago I started selling real estate in South Florida with a lot of passion and very little idea of what I was actually getting into.

I knew the communities — I have lived here my entire life. I knew the market intuitively in the way that only a true local can. I owned property here. I had relationships here. I thought I was ready.

I was not fully ready. And the lessons I learned in those first years — some of them uncomfortable, some of them expensive, some of them genuinely surprising — are the things I wish someone had sat me down and told me before I started.

So here they are. The honest truth about 10 years in South Florida real estate.

The market moves faster than you think — and slower than you want

The South Florida real estate market is not one market. It is dozens of micro-markets that move at completely different speeds depending on the community, the price point, the time of year, and factors that sometimes defy easy explanation.

I have seen homes in Palmetto Bay receive multiple offers within 48 hours of listing. I have seen comparable homes in the same neighborhood sit for 90 days without a single showing. The difference was almost never the home — it was the price, the presentation, and sometimes simply timing.

What I know now that I wish I knew then: price is everything. A correctly priced home sells in any market. An overpriced home sits in every market. This sounds obvious. It is not obvious when you are sitting across from a seller who is emotionally attached to their home and convinced it is worth more than the market will pay.

Insurance will surprise you — every single time

I thought I understood South Florida's insurance market when I started. I did not.

The stories I could tell. Buyers who fell in love with a home and then received an insurance quote that made the monthly payment completely unworkable. Sellers who discovered during the listing process that their aging roof was creating insurance issues they had no idea existed. Deals that fell apart at the finish line because the insurance picture changed everything.

What I know now: the first call after a buyer falls in love with a property should be to an insurance agent. Not after the inspection. Not after the offer. The first call. Because in South Florida — insurance is not a detail. It is a deal-defining factor.

The best clients are the ones who trust the process

Real estate is emotional. For buyers it is the largest financial decision of their life — wrapped up with dreams about the future, anxiety about commitment, and the very human fear of making the wrong choice. For sellers it is letting go of a place that holds memories — while trying to maximize the financial outcome of a decision that is simultaneously personal and transactional.

The clients I have served best are the ones who come into the process with clear goals, realistic expectations, and a genuine willingness to trust their agent's guidance when the market tells them something they do not want to hear.

What I know now: my job is not just to find homes or list properties. My job is to be the calm, informed, honest voice in a process that is almost always more emotional than my clients expect it to be. That is the job I am most proud of doing well.

South Florida is unlike anywhere else — and that is the point

I have spoken with buyers from all over the country and all over the world. And the ones who thrive here — who buy the right home, build the right life, and look back on their South Florida decision with deep satisfaction — are the ones who embraced what makes this place genuinely different.

The insurance. The heat. The traffic. The HOA fees. The hurricane season prep. The costs that do not exist in the same way anywhere else. These are real. They are manageable. And they are a small price to pay for living in one of the most extraordinary places on earth.

10 years in — I am more in love with this market than I was on day one. Because I understand it now in a way that I simply could not then. And that understanding is what I bring to every buyer and seller I work with.
